Retiring for GSE delivery
After November 2 these residential GSE forms — and their hybrid / exterior-only variants — are no longer the GSE path. One dynamic URAR replaces the stack.

UAD 3.6 Transition
Imagine one system for the whole shop. Take in the order, track it, run receivables and payables, research the assignment with MLS and member data, then write the report in a dedicated workfile. CompFlo is the first true end-to-end platform for appraisers — built to get you out of as many applications as we can, and into just one.
Alpha Alpha firms are testing Form 1004 work today. The new URAR is waiting on GSE approval — we expect it in production before November 2, 2026. Get a seat now; we will alert you when it is cleared.
Alpha today — Form 1004 in Form Assembly
UAD 2.6 vs UAD 3.6 · Scope of work
The GSE crosswalk maps 229 Form 1004 field IDs into UAD 3.6. The URAR carries about five times that many data points on the printed report, and three-quarters of the new dataset has no 1004 equivalent — one dynamic URAR instead of a stack of form numbers.

Appendix G new UIDs. Genuinely new scope — not a restyle of a 1004 box.

GSE delivery vs the rest of the book
UAD 3.6 becomes mandatory for GSE residential delivery. Non-GSE work stays on UAD 2.6 / the 1004 family for at least some period of time. CompFlo is built for that overlap — one URAR for the GSEs, legacy 2.6 while those files are still on the books.

Non-GSE assignments do not switch just because the GSEs do. That work remains on the legacy 2.6 / 1004-family path until those clients move — which is why CompFlo keeps both lanes in one workspace.
Where CompFlo is today
We did not anticipate that the technology already available to appraisers would be insufficient for UAD 3.6. So we built CompFlo internally — to create the efficiencies that make this enhanced scope of work workable.
Our alpha group is testing CompFlo against live 2.6 / 1004-family work. That is the lane that is open today — get in, learn the workspace, keep shipping assignments.
The URAR 3.6 workspace is in motion. Production use waits on GSE approval. We anticipate that clearance in time to be live before the November 2, 2026 mandate.
UAD 3.6 is mandatory for GSE residential work on November 2, 2026. Broad production already accepts 3.6 from approved software. CompFlo’s 3.6 lane waits on that GSE approval before we put client files on it.
We did not anticipate that the technology already available to appraisers would be insufficient for UAD 3.6. The new report is an enhanced scope of work. Bolting 3.6 onto yesterday’s tools would have left firms slower, not ready. We chose to build CompFlo ourselves so the platform can absorb that scope with real efficiency — and we will open 3.6 when the GSEs clear it, which we expect before the deadline.
Join the alpha and work UAD 2.6 / Form 1004-family assignments now. Research, mobile inspection, and workfile delivery are the same shell you will use when 3.6 is approved.
